The quote above is the current state of real estate. Buyers truly have no idea what they're purchasing so they need the help of an "expert" (real estate licensee and/or Realtor) to launch a full fledged due diligence process to find out what the seller is hiding. At a minimum a buyer will hire a home inspector and appraiser. In reality they will also seek the expertise of a pest inspector, radon specialist, and multiple contractors to bid on defects found during the home inspection. What if a house on the market came complete with an independent analysis answering all of these questions? Also, what if the seller named their desired contract terms up front?
